Quick answers

The questions I hear most, answered here. The rest are on the FAQ page.

What is attorney review in New Jersey?

Every standard New Jersey residential contract goes through a three-business-day attorney review. Either side's attorney can change the contract or cancel it outright during that window, for any reason. A letter that “disapproves” the contract is the normal first move, not the deal falling apart. I wrote the long version here.

Who pays my agent now that the rules changed?

Sellers are no longer required to cover the buyer's agent. Sometimes they still offer to, sometimes it is negotiated into the deal, sometimes the buyer pays directly. It is a term of the transaction now, so we discuss it before we start looking.

What are closing costs in New Jersey?

For buyers it is generally lender fees, title insurance and search, attorney, and the escrow the lender collects up front for taxes and insurance. The exact total depends on price, loan and town, so I would rather show you a real estimate for the property you are actually buying.

What is a broker fee, and is it negotiable?

It is the fee for the agent who rented you the apartment, commonly quoted as a share of a year's rent or a month's rent. It varies by building and market, and yes, it can be negotiated — especially when a unit has been sitting.

How do I get a free home valuation?

Request one through the home-valuation form on this site, or call (201) 584-6156. You'll receive a pricing analysis, typically within 24 hours.

Do you speak Romanian or Spanish?

Yes — I am a Romanian-speaking and Spanish-speaking REALTOR® in New Jersey; vorbim românește, and se habla español. I work in English, Romanian and Spanish, and with New Jersey's Romanian community every week. More on working with me in Romanian and in Spanish.

What areas of New Jersey do you serve?

I'm licensed across New Jersey and represent clients anywhere in the state. My day-to-day work — the neighborhoods I walk, the buildings I know by name — is Hudson County, with Bergen and Union close behind. Further out I still take the drive; I will just tell you honestly when a local specialist would serve you better.

What brokerage are you with, and what is your licence?

I'm a REALTOR® with eXp Realty, New Jersey licence #2186044.

Careers · join the team

Thinking about a career in real estate? Let's talk before you pay for the course.

Two kinds of people call me about this: someone who wants to get licensed and does not know where to start, and an agent at another brokerage wondering what moving to my team at eXp Realty would actually change. Either way it starts the same: a twenty-minute honest conversation about what the work is like day to day, how the money works, and whether it fits your life. No pitch deck.
