Walk it with me first.

Weehawken is a small town with the Lincoln Tunnel in its basement: a cliff-top neighborhood along Boulevard East, Lincoln Harbor and Port Imperial at the water, and a ferry, a light rail and a bus all inside the town line. I show homes here but I do not live here, so I built this day from the places locals rate highest, and I am walking it myself. Every place is real. The map is real. Weehawken's real advantage: a ferry to West 39th Street, Wall Street or Brookfield Place, with the light rail next door and the tunnel down the road if the boat is not for you.

From here it is a walk to the Port Imperial ferry terminal, about 20 minutes on foot from the park, north along Boulevard East and down the hill to the waterfront.

Welcome to

Weehawken

A small township on the Palisades directly across from Midtown, with Hamilton Park and Boulevard East on the cliff and the Port Imperial ferry and light rail on the water below. Weehawken is the shortest commute to Midtown on this side of the river, and it is priced like it.

Weehawken is the cliff opposite Midtown. Boulevard East runs along the top of the Palisades with Hamilton Park at its centre, the spot where Hamilton and Burr fought their duel in 1804 and where, today, the whole width of Manhattan sits in front of a row of benches. The Lincoln Tunnel enters New Jersey here, so the helix and its traffic are part of the town's geography.

Down at the water is Port Imperial and Lincoln Harbor: a ferry terminal with boats to West 39th Street, Pier 11 and Brookfield Place, a light-rail station next to it, and a waterfront of newer townhouses, condominiums and rental buildings with a river walk along the edge. Up the hill the housing is older and smaller: brownstones and brick houses on short streets, plus the apartment buildings along Boulevard East with the view.

The commute is the reason to buy here. The ferry crosses in minutes, the light rail runs south to Hoboken, and buses go straight into Port Authority through the tunnel. Very little in Hudson County gets you to Midtown faster on a normal weekday.

It is also a small town, under twenty thousand people, with its own library, its own schools and a waterfront park with a pool. That combination of scale and access is rare, and buyers pay for it: waterfront units here price with Hoboken and Downtown Jersey City, and the Boulevard East view carries a premium of its own.

Best for: Midtown commuters who want the ferry, buyers who want a quieter street with a serious view, and anyone leaving Manhattan who does not want to feel far from it. Harder for: budgets that need the same money to go further, which it will in West New York or North Bergen a few blocks north.
