I preview before I send, I pull the comparable sales for the exact block before you decide, and I tell you plainly when I think a price is wrong.

When something needs to move fast — and in Hudson County the good ones do — your lender, attorney and inspector are already lined up, because we lined them up on day one. That is the whole method: do the boring part first, so the exciting part is quick.

Honest answers, before you sign anything.

Whether it is your first home or your fifth, the questions on the first call are the same. Here they are, answered the way I answer them on the phone.

Do I need financing before I start looking at homes?

You need a pre-approval, not just a pre-qualification, before we make an offer. In Hudson County the good listings move in days, and a seller's attorney will not take an offer seriously without a lender's letter attached. We can look before you have it, but we cannot win without it.

Do I pay you as a buyer?

Buyer representation and how it is paid are agreed in writing before we tour homes together. Often the seller offers to cover the buyer's agent; sometimes they do not, and we discuss what that means for your offer before you sign anything. No surprises at the closing table.

How long does it take to buy a home in New Jersey?

From an accepted offer, count on roughly 45 to 60 days to closing with a mortgage, sometimes less with cash. New Jersey starts with attorney review, which is three business days after both sides sign, and then inspection, appraisal and the lender's clear-to-close. Finding the home is the part nobody can schedule.

How much deposit do I need, and when?

The deposit, or earnest money, is separate from your down payment. In this market it is commonly a few percent of the price, paid into the seller's attorney's trust account within days of attorney review ending. It is credited back to you at closing. The exact amount is negotiated in the offer.

How much should I offer?

It depends on the comparable sales I pull for that block, how many days the listing has been up, and whether there are other offers. Some Hudson County listings are priced to start a bidding war; some are priced to sell. We look at the numbers together before you decide, and I tell you plainly when I think a price is wrong.

Can I back out of a deal?

During attorney review either side can cancel for any reason. After that, your contract usually keeps contingencies for inspection, appraisal and financing, each with its own window. Outside those windows, walking away can cost you the deposit. Your attorney and I go through every exit before you sign.

Do you work with Romanian-speaking buyers?

Yes. Vorbim românește. Many of my clients are first-generation buyers from New Jersey's Romanian community, and we handle the whole process in Romanian or English, whichever is easier for you.
