I am a REALTOR® with eXp Realty (New Jersey license #2186044). I take on the lease-up or sell-out of new residential buildings in New Jersey, and I run that work on VAUNT, a platform built for leasing and selling new buildings. I am a VAUNT partner in New Jersey, so I can also introduce your own team to it.
Many new buildings are run from a spreadsheet, a shared inbox and a price list that was right last Tuesday. Hire me for the building, or meet the software
1. I lease up or sell out your building
You hire me, through eXp Realty, as the leasing or listing agent for the building. I set the price list from what actually rented or closed nearby, market the units, answer every inquiry, run the tours and bring you signed leases or contracts. VAUNT is how I keep it organized, and you can see the same live numbers I see.
2. I introduce you to VAUNT
You already have a sales or leasing team and want the software, not another agent. I introduce you to the VAUNT team and stay available while your people get set up. The software agreement is between you and VAUNT.
So you can weigh my recommendation properly: I am a VAUNT partner, and its founders are friends of mine. I recommend it because it is what I use myself.
What VAUNT does, in plain terms
VAUNT calls itself a platform for leasing and selling new buildings. Here is what that means on a working day.
- Every inquiry is tied to a unit and a source. Each renter or buyer is linked to the unit they asked about and the ad or channel they came from.
- Follow-up happens by stage. Someone who went quiet after a tour hears back within days, not weeks.
- One availability list for everyone. Units, status, pricing and holds are live, so the owner, the leasing team and any outside broker see the same number at the same time.
- You know the pace before the month closes. Absorption against schedule, and which ad channels turn into signed leases.
- Offers, contracts and reports in one place. Personalized offers, contracts sent for e-signature and a lease-up report ready for ownership.

What you get from me, with or without the software

How a lease-up or sell-out runs
- We walk the building and the numbers. Unit mix, finishes, delivery dates, your target pace and what you need to net.
- I set the price list. Unit by unit, from the rentals and sales that actually closed around you.
- The units go into one live list. Status, price and holds, visible to you from day one.
- Marketing starts and inquiries land in one place. Each one tagged with the unit and the channel it came from.
- Tours, applications and contracts. I run the showings, screen against your written criteria and get the paperwork signed.
- We read the report and adjust. If a line of units is slow, we see it early and change the price, the marketing or the incentive.
Selling units in a new New Jersey project comes with its own rules, such as the public offering statement and the buyer's seven-day right to cancel in registered developments. I explain those from the buyer's side on my New Developments page.
A plain word on which side I am on
When a developer or owner hires me for a building, I represent that owner in that building. If a buyer or renter then comes to me for the same building, I tell them so in writing before we talk terms. New Jersey allows disclosed dual agency only with informed written consent from both sides; without it, I refer that person to another agent.
In every other building, I work for the buyer or the renter, exactly as my New Developments and rental agent pages say.

What is VAUNT?
VAUNT is software for leasing and selling new residential buildings: one place for inquiries, tours, units, pricing, contracts and reports, with an AI assistant that handles follow-up. The company describes itself at vauntos.com and announced its United States launch in July 2026. I am a VAUNT partner in New Jersey.
Do I have to hire you to use VAUNT?
No. If you already have a sales or leasing team and only want the software, I introduce you to the VAUNT team and you take it from there. Hiring me for the lease-up or sell-out is a separate decision.
Do I have to use VAUNT to hire you?
No. If your building already runs on another system, I work inside yours. VAUNT is what I use when the choice is mine, because it keeps units, prices and inquiries in one live list.
Who do you represent, the owner or the buyer?
In a building where a developer or owner has hired me, I represent that owner. If a buyer or renter comes to me for the same building, I say so in writing before we talk terms; New Jersey allows disclosed dual agency only with informed written consent from both sides, and otherwise I refer that person to another agent. In every other building I represent the buyer or renter, as on my New Developments page.
What does a lease-up or sell-out cost?
My fee is agreed in writing in the listing agreement with eXp Realty before any work starts. Commissions in New Jersey are negotiable and are not set by law. VAUNT prices its software itself, in its own agreement with you.
Is this property management?
No. This page is about filling a new building: leasing it up or selling it out. Management after the leases are signed is launching separately through House of Rus Concierge; ask me where it stands.
Which parts of New Jersey do you cover?
All of New Jersey, with Hudson County as my home market: Jersey City, Hoboken, Bayonne, Weehawken, Union City and the towns around them. I work in English, Romanian and Spanish.
