Real estate agent in Bayonne, NJ

Who you are working with
I am Bogdan Nicolae Rus, a REALTOR® with eXp Realty, New Jersey license #2186044, with my office at 50 Harrison St, Suite 205, in Hoboken, up the light-rail line from Bayonne. I work in Bayonne as a buyer’s agent, a listing agent and a rental agent, and I have been licensed since January 2020. I work in English, Romanian and Spanish.
Bayonne is where I take buyers who want a house rather than a unit; I own a two-family in Jersey City myself. More on the About page.
Buying in Bayonne
Bayonne sits on a peninsula at the southern end of Hudson County, with water on three sides and the Bayonne Bridge to Staten Island at the tip. The housing is the point: most of the county is walk-ups and towers, while Bayonne is blocks of one- and two-family houses on their own lots, many with a driveway and a yard, plus newer rental buildings around the light-rail stations and along the old Military Ocean Terminal, now being rebuilt with housing. Prices are lower than anywhere north of here on the same rail line.
The commute is the trade-off. The Hudson-Bergen Light Rail stops at 8th, 22nd, 34th and 45th Street and runs north to Jersey City and Hoboken, where you change for the PATH or the ferry; buses run to Port Authority. It is a real commute, and the price per square foot reflects that. Per the U.S. Census Bureau ACS (2024 one-year estimates), 74,526 people live in Bayonne, the median age is 37.5 and 8,752 of its 30,657 households have children at home. A day in Bayonne walks Broadway, the 34th Street station and Stephen R. Gregg Park, with the Census, school and commute data underneath.

For buyers, the boring part comes first: a real pre-approval and the all-in monthly number, block before house, because Bayonne changes street by street. Representation is agreed in writing before we tour; then come the comparable sales for that exact block, and attorney review, inspection, appraisal and a closing usually 45 to 60 days after the offer. Read how I work with buyers, the first-time buyer guide and, if the second unit is part of the plan, house hacking with a two-family.
Selling in Bayonne
A Bayonne house is priced against the houses that actually closed on its block. Portal estimates cannot see a new roof, a finished basement, a legal second unit or a driveway that fits two cars, and here those are the price. Within 24 hours you get a written pricing analysis: the closed, pending and active comparables a buyer would look at, and three scenarios, move fast, market, test the top, with the reasoning. Then what to fix and what to leave, photography, floor plans and video, showings I run myself, every offer explained line by line, and attorney review to closing in English, Romanian or Spanish.

Renting in Bayonne
I work in both Bayonne rental markets, the new buildings by the light rail and the apartments in two-family houses. I confirm every listing with the owner and tell you the full move-in cost before we tour: first month, a deposit New Jersey law caps at one and a half months’ rent, and any broker’s fee. Your folder is ready before the first showing, I read the lease with you before you sign, and we photograph move-in so the deposit comes back within the 30 days the law allows.
For landlords: pricing from the rentals that closed on your block, showings, screening, a New Jersey lease and a move-in report, under eXp Realty. More on the rental agent page and on Rent.
Why a local agent matters in Bayonne
Every standard New Jersey residential contract goes through a three-business-day attorney review after both sides sign, and either side’s attorney can change it or cancel it during that window. On a Bayonne house the inspection that follows is where the money is: roof, boiler, electrical service, foundation, and whether the second unit is legal. I read the report with you and renegotiate if it earns one.
The four light-rail stops set the walk to the train and with it a good part of the price, and the blocks near the Bayonne Bridge at the south end of Kennedy Boulevard read differently from the ones up by Stephen R. Gregg Park on Newark Bay. I compare Bayonne honestly against Greenville and the West Side in Jersey City, a few stops north on the same line. How the train sets the price along this line is in how the commute sets home prices in Hudson County.
My closed sales and reviews
No addresses or prices here: my closed sales are on my Zillow profile, and what clients wrote is on Google, Zillow, Yelp and Realtor.com, gathered on my reviews page. License #2186044 can be checked on the New Jersey Real Estate Commission’s licensee search.

I work in English, Romanian and Spanish. Vorbim românește. Se habla español. Every document, showing and negotiation in the language you think in.
Bayonne real estate agent: your questions
Who is a good real estate agent in Bayonne?
Check the license on the New Jersey Real Estate Commission’s licensee search, ask how many homes they closed in Bayonne last year, who pays their fee and how much, ask whether they know a one-family from a legal two-family on the same block, and whether they speak your language. I offer license #2186044 with eXp Realty since January 2020, reviews on Google, Zillow, Yelp and Realtor.com, closed sales on my Zillow profile, a two-family home of my own in Jersey City, and three languages.
Do I need a buyer’s agent in Bayonne?
Not by law, but in Bayonne you are usually buying a house, not a unit: a roof, a boiler, a driveway, a legal-occupancy question and a seller who has often owned it for decades. A buyer’s agent lines up the inspector, the attorney and the comparables for that block and handles the three-business-day attorney review; representation is agreed in writing before we tour. Details on Buy.
How much does it cost to sell a house in Bayonne?
The same as anywhere in New Jersey: a commission negotiated with the broker (no law sets it), a flat attorney fee, the state Realty Transfer Fee charged to the seller on a sliding scale, and on sales of $1,000,000 and more the so-called mansion tax on the whole price, seller-paid since July 10, 2025: 1% to $2 million, 2% to $2.5 million, 2.5% to $3 million, 3% to $3.5 million, 3.5% above, per the New Jersey Division of Taxation. Can you help me rent an apartment in Bayonne?
Yes, in the new buildings by the light rail and in the two-family houses. I confirm the listing is real, tell you the full move-in cost before we tour and read the lease with you. New Jersey caps the deposit at one and a half months’ rent, returned within 30 days; who pays any broker’s fee depends on the listing. More on the rental agent page.
Do you speak Romanian or Spanish?
Yes: vorbim românește, se habla español. I work in English, Romanian and Spanish from the first call to closing. More on working with me in Romanian and in Spanish.
Which Bayonne neighborhoods do you cover?
The whole peninsula, stop by stop: 8th Street, the Bayonne Bridge and Dennis P. Collins Park at the south end; 22nd Street and lower Broadway; 34th Street and the library blocks on Avenue C; 45th Street near Stephen R. Gregg Park on Newark Bay; and the old Military Ocean Terminal. A day in Bayonne walks them. I also cover the rest of Hudson County and am licensed statewide.
