Buying in Jersey City

Jersey City is seven neighborhoods with different housing, commutes and prices, and my first job is to put you in the right one. Downtown is mostly 19th-century row houses, many divided into condos, with three PATH stations and the World Trade Center under ten minutes from Grove Street. Paulus Hook, Exchange Place and Newport are the towers: doormen, the PATH at Exchange Place and an eight-minute ferry to Lower Manhattan. The Heights has no PATH but has the two-family houses with yards, priced meaningfully below the waterfront. Journal Square has the PATH hub, about thirteen minutes to the World Trade Center, new towers around the station and older two- and three-family houses behind them. Bergen-Lafayette, the West Side and Greenville run on the Hudson-Bergen Light Rail and still sell a house with a driveway.

Per the U.S. Census Bureau ACS (2024 five-year estimates), Downtown alone has 34,671 residents with a median age of 34, and Journal Square 67,402. Each neighborhood has its own page here:

For buyers, the boring part comes first: a real pre-approval and the all-in monthly number, because here the good listings move in days and a seller’s attorney will not read an offer without a lender’s letter. Representation is agreed in writing before we tour; then come the comparable sales for that exact block, and attorney review, inspection, appraisal and a closing usually 45 to 60 days after the offer. Selling in Jersey City

A Jersey City home is priced against its block, not the city. A parlour-floor condo in a restored Downtown brownstone and a top-floor unit in a new building trade at different speeds; in a Newport tower the view line is the biggest price factor, and two identical layouts eight floors apart are not the same apartment. Within 24 hours you get a written pricing analysis: the closed, pending and active comparables a buyer would look at, and three scenarios, move fast, market, test the top, with the reasoning. Renting in Jersey City

I rented in Journal Square, in Newport and in a three-family house before I ever sold a home, so I know the drill from your side. I confirm every listing with the owner and tell you the full move-in cost before we tour: first month, a deposit New Jersey law caps at one and a half months’ rent, and any broker’s fee. Your folder is ready before the first showing, I read the lease with you before you sign, and we photograph move-in so the deposit comes back within the 30 days the law allows.

Local knowledge

Why a local agent matters in Jersey City

Every standard New Jersey residential contract goes through a three-business-day attorney review after both sides sign, and either side’s attorney can change it or cancel it during that window. The agent matters most on the day you decide what to offer and the day something goes wrong in that window.

In Jersey City the transit map is the price map. Grove Street, Exchange Place, Newport and Journal Square have PATH stations; Paulus Hook has the ferry; the waterfront, Bergen-Lafayette, the West Side and Greenville have light-rail stops; the Heights has none and rides the bus down Palisade Avenue or Kennedy Boulevard, or the Ninth Street–Congress light rail elevator down to Hoboken. Downtown and on the waterfront, ask about the flood zone and the elevation certificate before you fall for a garden-level unit; I ask for you. In Journal Square I tell you which blocks I would buy on today and which I would wait on.

The same as anywhere in New Jersey: a commission negotiated with the broker (no law sets it), a flat attorney fee, the state Realty Transfer Fee charged to the seller on a sliding scale, and on sales of $1,000,000 and more the so-called mansion tax on the whole price, seller-paid since July 10, 2025: 1% to $2 million, 2% to $2.5 million, 2.5% to $3 million, 3% to $3.5 million, 3.5% above, per the New Jersey Division of Taxation.
