I show homes in Downtown Jersey City and follow what actually closes here, and when I price a home I have usually been inside the comparables. The live report below shows how condos, houses and two- to four-family buildings are trading right now; the number for your home comes from me, with the reasoning, in English, Romanian or Spanish. What moves the price in Downtown Jersey City

What a portal estimate cannot see in Downtown Jersey City

Brownstone floor or new buildMost of Downtown is 19th-century row houses, many divided into condos, plus a handful of newer mid-rise buildings. A parlour-floor condo in a restored brownstone and a top-floor unit in a new build trade at different prices and different speeds.
Which park, which blockHamilton Park, Van Vorst Park, Paulus Hook and the Grove Street corridor each trade on their own. Van Vorst is the hardest to buy into because almost nothing comes up, and buyers pay for that.
The walk to Grove StreetNearly every front door is within ten minutes of a PATH station, and the World Trade Center is under ten minutes from Grove Street. Every extra block shows up in the price.
Parking, laundry, outdoor spaceFew homes here have all three. The ones that do sell first, and the ones missing one sell for less. I price that difference line by line.

What it is like to live here, hour by hour, is on my Downtown Jersey City day page. How I work with sellers here is on the Jersey City real estate agent page, and the long version of my method is how I price a home in Hudson County. The costs that come off the top are in the home sale proceeds calculator.

Questions people ask

Downtown Jersey City home value, in plain language

How much is my Downtown Jersey City home worth?

What comparable homes near you closed for in the last few months, adjusted for what makes yours different: the building, the floor, light, outdoor space, parking and monthly charges. Send me the address through the form on this page and within 24 hours you have a written pricing analysis with three scenarios. It is free and there is no obligation to list.

Is the Zillow estimate accurate in Downtown Jersey City?

Treat it as a starting point, not a price. A parlour floor facing Hamilton Park and a garden unit two blocks away can share a ZIP code and a floor plan and still sell far apart. A comparative market analysis from someone who has walked the comparables is the number a home is priced with.

What moves home prices in Downtown Jersey City?

The building type (brownstone condo or newer mid-rise), the block and the park it faces, the walk to the Grove Street PATH, and whether the home has parking, in-unit laundry and outdoor space. Homes near the parks move fast, so pricing it right from the first day matters.

Does a Downtown Jersey City home valuation cost anything?

No. The pricing analysis is free and you are not committing to list with me or with anyone. The valuation that costs money is the appraisal, ordered later by the buyer's lender once you have a contract.
