Buying in Hoboken
Hoboken is a mile square and behaves like one. Most people here do not own a car: the PATH from Hoboken Terminal reaches 33rd Street in roughly fifteen minutes or the World Trade Center, five NJ Transit rail lines and the buses leave from the same building, and the NY Waterway ferry lands at Brookfield Place. People buy the commute first and the square footage second, and I search accordingly.
The housing splits three ways: brownstones and walk-ups off Washington and Garden, most cut into two-, three- and four-family buildings; newer mid-rise condo buildings with an elevator, a gym and a monthly fee to match; and the waterfront towers that price on the skyline view and hold it. Per the U.S. Census Bureau ACS (2024 five-year estimates), 58,668 people live in Hoboken with a median age of 31.9. A day in Hoboken walks the town from Church Square Park to the Terminal to the uptown waterfront, with the Census, school and commute data underneath.

For buyers, the boring part comes first: a real pre-approval and the all-in monthly number, condo fee and taxes included, and building before unit, because the board, the reserves and any assessment coming are part of the price. In Hoboken two identical floor plans in the same building can sell far apart: floor, light, outdoor space, parking, flood insurance. A portal estimate cannot see a renovated kitchen, a dark ground-floor unit or a building with an assessment coming; I can, because I have usually been inside the comparables. Renting in Hoboken
Hoboken Terminal is the reason Hoboken rents what it rents, and why the good apartments go to the first complete application, not the first person who saw it. I confirm every listing with the owner and tell you the full move-in cost before we tour: first month, a deposit New Jersey law caps at one and a half months’ rent, and any broker’s fee. Your folder is ready before the first showing, I read the lease with you before you sign, and we photograph move-in so the deposit comes back within the 30 days the law allows.

Why a local agent matters in Hoboken
Every standard New Jersey residential contract goes through a three-business-day attorney review after both sides sign, and either side’s attorney can change it or cancel it during that window. The questions that matter in Hoboken get asked before you are in contract.
Those questions are specific to this town. Flood history matters block by block and shows up in insurance quotes and in where a building put its mechanicals, so before you fall for a garden-level unit, ask about the flood zone and the elevation certificate; I ask for you. The uptown end near the 14th Street Viaduct feels different from Church Square, which feels different again from the waterfront, and each prices differently. In a walk-up, the older bones and shared systems are the inspection; in a tower, the view line and the monthly fee are the price. The same as anywhere in New Jersey: a commission negotiated with the broker (no law sets it), a flat attorney fee, the state Realty Transfer Fee charged to the seller on a sliding scale, and on sales of $1,000,000 and more the so-called mansion tax on the whole price, seller-paid since July 10, 2025: 1% to $2 million, 2% to $2.5 million, 2.5% to $3 million, 3% to $3.5 million, 3.5% above, per the New Jersey Division of Taxation.
