One of the most desirable small cities in the entire New York metropolitan area, Hoboken packs world-class dining, a vibrant waterfront and exceptional transit access into one square mile. With some of the strongest real estate values in New Jersey, Hoboken consistently attracts buyers who want the full Manhattan experience — at a compelling address of their own.

Hoboken is a mile square and it behaves like one. I can walk the whole town end to end in about half an hour, and most people who live here do not own a car — the PATH from Hoboken Terminal puts you at 33rd Street in roughly fifteen minutes, the ferry lands at Brookfield Place, and the buses run up Washington Street all day. That single fact drives the whole market: people here buy the commute first and the square footage second.

It is a town with more history per block than anywhere else in the county. The first recorded baseball game under something close to modern rules was played at the Elysian Fields here in 1846. Frank Sinatra was born on Monroe Street in 1915, and people will still point you to the spot. Stevens Institute has been up on the bluff since 1870, and Hoboken Terminal — the copper-and-glass one that stops tourists in the doorway — opened in 1907 and is still how thousands of us leave every morning. None of that is decoration; it is why the street grid feels the way it does.

The housing splits three ways, and the difference matters more than any listing photo shows. There are the brownstones and walk-ups off Washington and Garden, most cut into two-, three- and four-family buildings, which is where the value is if you can handle stairs and older bones. There are the mid-rise condo buildings — newer, elevator, gym, and a monthly fee to match. And there is the waterfront, the towers that price on the skyline view and hold it.

What I tell people moving here from New York: Hoboken is not cheaper Manhattan, it is a small town that happens to be fifteen minutes from Manhattan. The uptown end near the 14th Street Viaduct feels different from Church Square, which feels different again from the waterfront. And flood history matters block by block — Sandy is still in the ground here in the form of insurance quotes and elevated mechanicals. Ask me before you fall in love with a garden-level unit.

Best for: commuters who want to walk everywhere, couples buying a first place together, and anyone who wants a real main street. Harder for: big families who need a fourth bedroom, and anyone who needs two parking spots.
