The Heights

Two hundred feet above Downtown on the Palisades cliffs, The Heights offers the best skyline views in Hudson County and noticeably more house for the money. It rewards buyers willing to trade a few minutes of commute for space, light and a neighborhood that still feels like its own town.

The Heights sits on top of the Palisades cliffs, a couple of hundred feet above Downtown Jersey City, and the elevation is the whole story. The views west across the city and east to Manhattan are the best in the county, the housing stock is bigger, and prices are meaningfully lower than the waterfront.

It was its own city before it was a neighborhood. This was Hudson City — a separate municipality until Jersey City absorbed it in the consolidation of 1870 — and it still carries itself that way, with its own main street and its own opinion of Downtown. Riverview-Fisk Park was laid out on the cliff edge to take advantage of exactly the view people now pay for, and it hosts a farmers market with the skyline behind the stalls. Pershing Field has the pool and the ice rink. The 19th-century street grid up here was built for streetcars, which is why the blocks are long and the corners are commercial.

Central Avenue is the spine — an old-fashioned commercial street with bakeries, hardware stores and a long-standing Latin American food scene rather than a curated restaurant row. It is one of the few streets in the county where the shops are still mostly owned by the people behind the counter.

The trade is the commute. There is no PATH up here. You take a bus down Palisade or Kennedy, or the Ninth Street–Congress light rail elevator down to Hoboken, or you walk down the steps if your knees allow it. Add ten to fifteen minutes versus Downtown and buy accordingly.

Best for: buyers who want a two-family with a yard, investors who want rent that actually covers something, and anyone who values space over a shorter trip. Harder for: people who need to be at a desk in Midtown by 8 a.m. every day.
