A starting point

Portal estimates work from public records and past sales. They cannot see a renovated kitchen, a ground-floor unit with no light, or a building with an assessment coming. In Hudson County, where two identical floor plans in one building can sell far apart, that gap is real money.

Appraisal

What the lender orders

An independent opinion by a licensed appraiser, usually required by the buyer's lender after you have a contract. It costs money and comes later. A good pricing analysis is what keeps the appraisal from surprising anyone.

What moves the price here

The things a record cannot see.

The block, not the neighborhoodWhich side of the PATH, how far from the park, whether the street floods. Buyers pay by the block here and so does my analysis.
The buildingReserves, an assessment on the horizon, the elevator, the roof deck, what the last three sales in the building did. A condo is only as strong as its association.
Floor, light and outdoor spaceA terrace, a real second bedroom, a corner exposure. Identical square footage can be a very different home.
Taxes and monthly chargesA tax abatement, a reassessment, a high maintenance fee. Buyers shop by the monthly payment, and the number moves with it.
Condition and what you did to itNot every renovation returns what it cost. I will tell you which of yours a buyer here pays for, and which to leave alone before listing.
TimingWhen the comparables are closing, what is about to list on your street, and the season. Sometimes the right answer is to wait six weeks.

When I price your home I have usually been inside the comparables, walked the building and talked to the buyers who lost the last bidding war on your street. That is the part a database cannot do.

What is a home valuation?

An opinion of what your home would sell for today, based on recent sales of comparable homes nearby, adjusted for your home's size, condition, floor, light, taxes and building. Mine is a written pricing analysis with three scenarios, not a single number.

How is my home's value calculated?

I pull the closed sales, pending sales and active listings that a buyer for your home would actually compare it to, usually within a few blocks and the last six months, then adjust for what is different: square footage, bedrooms and baths, renovation level, outdoor space, parking, monthly charges and taxes, and the building itself.

How accurate are online home estimates?

They are a starting point. Portal estimates work from public records and cannot see a renovated kitchen, a dark ground-floor unit or a building with an assessment coming. In Hudson County, where two identical floor plans in the same building can sell far apart, that gap matters. A pricing analysis by someone who has been inside the comparable homes closes it.

Is a valuation the same as an appraisal?

No. An appraisal is an independent opinion by a licensed appraiser, usually ordered by a lender, and it costs money. My pricing analysis is a comparative market analysis by a licensed real estate salesperson. It is free, and it is what you price and market a home with.

Does the valuation cost anything, and am I committing to list?

It is free and there is no obligation. Most people who ask are a year or two away from selling, or just want to know where they stand. You get the analysis either way.

How long does it take?

Usually within 24 hours of your request, by email or a call, whichever you prefer. If I need to see the home to be accurate, I will say so.
