A Jersey City Heights number from a person, not an algorithm

A free Jersey City Heights home valuation from Bogdan Nicolae Rus, REALTOR® with eXp Realty: the recent sales near you, three pricing scenarios and a launch plan, in writing, within 24 hours. Free, no obligation to list.

I show homes in the Heights and follow what actually closes here, and when I price a home I have usually been inside the comparables. The live report below shows how condos, houses and two- to four-family buildings are trading right now; the number for your home comes from me, with the reasoning, in English, Romanian or Spanish. What moves the price in the Heights

What a portal estimate cannot see in the Heights

The view from the cliffThe Heights sits on the Palisades above Downtown, and the views west across the city and east to Manhattan are the best in the county. A home that has the view sells as a different product.
Bigger houses, two-families and yardsThe stock up here is bigger than on the waterfront, with many two-family houses and yards. A rentable second unit changes what a buyer can pay.
The commuteThere is no PATH in the Heights. Buses on Palisade and Kennedy, the Ninth Street–Congress light rail elevator to Hoboken, or the steps down: about ten to fifteen minutes more than Downtown, and buyers price that in.
Near the parks and Central AvenueRiverview-Fisk Park on the cliff edge, Pershing Field and the Central Avenue shops are what people walk to. The block you are on decides how far.

What it is like to live here, hour by hour, is on my Jersey City Heights day page. How I work with sellers here is on the Jersey City real estate agent page, and the long version of my method is how I price a home in Hudson County. The costs that come off the top are in the home sale proceeds calculator.

Questions people ask

Jersey City Heights home value, in plain language

How much is my Jersey City Heights home worth?

What comparable homes near you closed for in the last few months, adjusted for what makes yours different: the building, the floor, light, outdoor space, parking and monthly charges. Send me the address through the form on this page and within 24 hours you have a written pricing analysis with three scenarios. It is free and there is no obligation to list.

Is the Zillow estimate accurate in Jersey City Heights?

Treat it as a starting point, not a price. A two-family with a yard and a skyline view and one a few blocks from the cliff look alike in the records and do not sell alike. A comparative market analysis from someone who has walked the comparables is the number a home is priced with.

What moves home prices in Jersey City Heights?

The view from the Palisades, the house type (single-family, two-family, condo), a yard, the walk to Central Avenue and the parks, and the commute, since there is no PATH up here.

Does a Jersey City Heights home valuation cost anything?

No. The pricing analysis is free and you are not committing to list with me or with anyone. The valuation that costs money is the appraisal, ordered later by the buyer's lender once you have a contract.

Not in the Heights? The home valuation page covers the rest of Hudson County.
