Brownstone, mid-rise or waterfront towerHoboken housing splits three ways: the brownstones and walk-ups off Washington and Garden, most cut into two- to four-family buildings; the newer mid-rise condos with an elevator, a gym and a monthly fee to match; and the towers on the river that price on the view. Each has its own comparables.

The block and the walk to the PATHMost people here buy the commute first. Minutes to Hoboken Terminal, the 14th Street ferry or the light rail show up in the price, and uptown, Church Square and the waterfront each trade differently.

Flood history, block by blockSandy is still in the ground here as insurance quotes and elevated mechanicals. A garden-level unit and a third-floor unit on the same street are different homes, and buyers price that in.

The buildingReserves, an assessment on the horizon, the roof, the elevator, and what the last sales inside the building did. A condo is only as strong as its association.

Light, floor and outdoor spaceA deck, a real second bedroom, a corner exposure. The same square footage can be a very different home, and a very different price.
